JKM-938 Period residence with large park in centre of Montescudaio – one of the most beautiful small towns of Italy – Tuscany
The palace was owned first by the Countess Maria Antonietta Bacci and then passed to the noble family of Guerrini. Built in 1752, the building still retains part of its’ 18th century style, which makes it an object of extraordinary historic and cultural value. Located in the centre of Montescudaio, listed as one of the most beautiful small towns of Italy, it could become a perfect Boutique hotel, unique not only in the town itself, but in the surrounding area, which is registering an increase of high quality tourism. Many years ago, part of the building was used as a restaurant, popular among artists and actors, where the famous actor Marcello Mastroianni often dined.
The main building measures approx. 900 sq.m. on three levels, with several grand reception areas, large bedrooms or apartments. Each room is different. From drawing rooms with frescoed ceilings and decorated floors, cosy bedrooms with exposed beams and original terracotta floors to old time kitchen and other particular spaces. There are several open fire places and other architectonic details which remind of the construction period.
The three levels are connected by means of the main staircase and a smaller, service stairway, both in stone. The windows offer panoramic views of the park, the main road of historic centre, another historic building located nearby and the sea. Some rooms have central heating. Other are being connected to the heating network. The roof has been redone recently and there are no signs of leakage. The ground floor, being situated above the cellars, is not subject to humidity.
The former building used by the staff is attached on one side to the palace. It has two floors and consists of two independent apartments measuring over 50 sq.m. each.
There is a smaller building attached on the other side. It is used as storage and measures about 19 sqm.
The 840 sq.m. park, surrounded by stone walls is well maintained and full of ornamental plants. It has a small tower, where centuries ago the Countess Bacci used to spent hours reading books. There is enough space for a swimming pool and an area dedicated for outside dining.
