JKM-939 Approved project for two houses in a hilltop and panoramic position on an almost 5-hectare plot in a most panoramic position in centre of Tuscany

The property is set on a hill at approx. 200 m.a.s.l.  with views of the Tuscan rolling hills famous all over the world. With no neighbours around it enjoys total privacy and maximum tranquillity. The location, apart from being beautiful, is also strategic – close to services, international airports, worldwide know places of interest as San Gimignano, Volterra, Lucca or Siena and not far from the Tuscan coast.

The approved project foresees the reconstruction of the main house (335 sqm.) and construction of a secondary building (190 sqm.). Both buildings can be further divided into more units – 4 in case of the bigger building and 2 in case of the smaller one. 

It is possible to realize two swimming pools – one for each building. Since there are two access roads, the property can be divided into two separate estates.

City water, gas and electricity are already connected. There is also a water well within the premises.

The project foresees spacious and full of light interiors. Cost estimate for the realization of the buildings is approx. 1,400 Euro/sq.m. Obviously the final costs will depend on the choice of the building materials and internal solutions. 

The main building will have an entrance hall, double sitting room, dining room, kitchen, master bedroom with wardrobe and bathroom, pantry/laundry, bathroom and technical room on the ground floor. First floor, accessible also from the outside features a loggia, study, two bedrooms and bathroom.

The smaller house will also be on two levels. Ground floor is divided into a large open space with kitchen, sitting room and dining area, master bedroom with wardrobe, bathroom and laundry/pantry. Study, bedroom with bathroom and wardrobe, two bedrooms and bathroom are foreseen on the first floor.

The building permission admits the use of new building materials, which makes the construction costs lower comparing to reconstruction projects, where the use of old building materials is imposed.

The property is in one of the most beautiful parts of Tuscany, close to main cities of art, seaside and only 15 kms from Lajatico, birthplace of the famous Italian singer Andrea Bocelli. Each year concerts with participation of the singer are organized in the particular and unforgettable Theatre of Silence.
