JKM-1104 Three houses plus outbuildings surrounded by one hectare park, among vineyards and olive groves

This property is located in a slightly hilly and quite secluded, but easy to reach and close to services position, between Cortona and Arezzo, close to Castiglion Fiorentino. It is surrounded by woods, vineyards, and olive groves. Access is through tarmac road.

The land, which measures about one hectare, is fully fence with automatic entrance gate and video intercom. It consists mainly of perfectly maintained park with secular trees, a small fruit orchard and space reserved for vegetable garden.

There are four buildings realized in local stone with some parts in terracotta bricks. They have been reconstructed in the nineties, in place of ruins of an old property. • There is one room on the top floor. It could be used as another bedroom or study.

The smaller house, attached on one side to the main building, has two floors. Ground floor has a large open space with fireplace ready to be divided into a bedroom and sitting room with kitchenette. It has and independent entrance from the garden and is also connected by internal staircase with the main apartment which consists of three bedrooms, kitchen, bathroom and sitting room fireplace.

The guest house has two floors with entrance, sitting room, kitchen, bathroom on the ground floor and bedroom on the upper level.

Large outbuilding, which stands in front of the house consists today of a laundry, portico, stores, and bread oven. In can be easily reconverted into additional living space.

There is another building for storage of agricultural machinery near the vegetable garden and fruit orchard.

The property has three water wells, LPG gas, fast internet, automatic irrigation system. Each unit has an efficient pellet burner. They all allow to have high temperatures during winter with reasonably low costs.
