JKM-1075 Chianti – 16th century villa with guest house and outbuilding on top of a hill surrounded by olive groves.

The property sits on top of a hill between Gaville and Ponte Agli Stolli, close to Figline Valdarno in Chianti region. One part, a former watchtower transformed into guest house, goes back to the beginning of 16^th century. The main house and the barn were constructed a little bit later.  All three buildings face the main courtyard covered with antique stone slabs and they measure in total about 500 sq.m.

The main house is on three levels. Ground floor features a sitting room with open fireplace, dining room and eat-in-kitchen.  This other part of this level was left untouched and features three large rooms with vaulted ceilings and terracotta arches. First floor, accessed by means of interna staircase in stone, has four bedrooms and two large bathrooms. 

There is a wine cellar excavated in the rock and a former stable on the lower ground floor.

During restoration works the owners managed to as much as possible the original features and the result is exceptional – beautiful, beamed ceilings, antique terracotta floors, old doors perfectly restored and many other details which bring back the atmosphere and warmth of the house.

The guest house, restored to builders finish state, has a large sitting room, kitchen, two bathrooms and bedroom on the ground floor plus another bedroom on the first floor.

The old barn, partially restored, can be used in many ways. Apart from the internal spaces it has a large panoramic terrace facing south-west, perfect for outside dining while watching the sun set behind Chianti hills.

The land measures about 9 hectares with an olive grove counting 100 trees, several grazing fields and woods. The dirt access road leads through the premises from the entrance gate to the buildings.
